A life estate is a form of ownership of real estate.  An owner of a life estate has a tenancy in land or real estate measured by the lifetime of a certain person, usually the tenant's own life.  In other words, a life tenant has possession and control of the real estate so long as they live.  Then, upon the death of the life tenant, the possession and control passes automatically to another party (the remainderman).

Life estates are commonly used as an estate planning tool to avoid probate.
